Only recorded property documents are available on the database of the Douglas County Recording Office. Recording services are not free. Interested individuals can view the list of fees provided by the Recording Office. Note that any documents presented for recording must comply with these requirements:
- A top margin of 1 inch on the top of the document and a ½ inch at the bottom and side margins
- Include names of the Grantor and Grantee
- For Deed transfers, include the mailing address for the Grantee (buyer of the property) and a complete legal description.
Are Douglas County Property Records Public?
Yes. In compliance with the Colorado Open Records Act (CORA), Douglas County property records are open to the general public. Any interested person can inspect and copy Douglas County Public Records from the appropriate record custodians. Although property records are publicly available, certain property information is considered private and restricted from public disclosure. Regular copies of property documents cost $.25 per page, certification of documents cost an additional $1 per document, and copies of plats and oversized documents cost $1.00 for the first page and $.75 for every extra page.
How to Perform a Property Owner Lookup in Douglas County
The Douglas County Assessor’s office maintains an Advanced Search and Reports online database where inquirers can find detailed records of a property, including the owner’s information. - Subdivision Attributes - Subdivision Name, Block, Tract, Filing Description, Lot, and Recording Number.
- Tax Authority information - Tax District and Tax Authority.
- Address - Street Number, Street Name, City, and ZipCode.
- Land Attribute - Township, Range, Land Attribute, Section, Land Use, and Acre size.
Individuals can also lookup property owner information by visiting the County Assessor’s office during business hours. Once an inquirer satisfies the search criteria, the office will release the desired records.
